3 Home exterior projects with a big return on investment

If you are considering selling your home this spring you will want to invest in curb appeal.  According to HomeLight’s Agent Insights, the national average return on investment of fresh curb appeal 238%.  This is an astounding percentage when you consider that some curb appeal projects are as simple as laying down a fresh layer of mulch or keeping up with lawn care.  These are three exterior home improvement projects that will improve your home’s curb appeal and give you the best return on investment.

Invest in your yard

Every homeowner mows their lawn during the spring and summer months.  But if you are looking to really increase your home’s curb appeal, you may need to step up your lawn care game.  Basic yard care that consists of cut grass, fertilized lawn, and weed control will cost approximately $340.  This small investment can add $2,173 to your home’s value.  That is a return on investment of 539%.  Begin your yard work in early spring by fertilizing and aerating your grass.

Aerating your lawn is the process of coring holes into your lawn so that water, oxygen, and nutrients can make their way deeper into the soil.  After your lawn has been aerated you can add a layer of organic fertilizer to your grass.  This will deliver additional nutrients to really give your yard extra growing power.  If there are bare or thinning spots in your yard you should cover the area with grass seed and ensure that it is watered regularly.  Continue cutting your grass regularly and trimming around the edges and borders to keep your yard looking tidy and well-cared for. 

Install a new garage door

Not every homeowner considers their garage door when they are preparing their home to sell.  However, a new garage door will add close to $3,000 to your home’s value. Not only does a new garage door look more appealing, it also improves energy-efficiency and increases security.  A new garage door costs an estimated $1,2000, which means installing a new one will give you a 133% return on investment.  The most common type of garage door is a raised panel door.  It is available in wood, fiberglass, steel, or aluminum.

If you want to make a statement with your garage door you can opt for a full view garage door.  These are perfect for modern homes and have clean lines, tempered glass panels, and aluminum frames.  For a more traditional look, you could install carriage house doors, complete with faux metal hinges.  Garage doors come in many different styles, materials, and colors which means you should not have any trouble finding a door that matches the style of your home.  If your garage doors are functioning properly and are free of dents or damage you can do a quick garage door refresh.  This is as easy as washing the door with a mild soap and warm water. 

Install a new front door

Since you’ve taken the time to clean or install a new garage door, you should consider updating your front door.  Your front door is a clear focal point of your home and goes a long way to add value to your home.  If your door does not have dents or chipping paint, you may be able to simply scrub your door with a soft cloth and soapy water.

However, if the door is chipping it may need a fresh coat of paint.  This is a great time for you to add a bit of color to your home with a bold front door that will attract future home buyers.  Bold yellows and vibrant reds are popular if you really want to make a statement.  Dark blues and greens are more understated front door colors, but work well with traditional homes.  If you have just changed your garage door style, consider updating your front door style as well so there will be a cohesive appearance to the front of your home. 

Add landscaping

Some homeowners bulk at the idea of dedicating time or money to outdoor landscaping.  However, adding designated landscaped area complete with flowers, shrubs, and walkway will add close to $6,235 to your home’s value.  This does not mean that you need to run out and purchase every type of flower, bush, and garden decoration imaginable.  Landscaping projects that result in the highest return on investment are the simplest.  Small landscaped areas around the front and back porches are the most popular and easiest to install.  Landscaped areas should start with a thick weed barrier before you install your plants and decorations. 

Add perennial plants such as marigolds, lavender, and small slow growing bushes.  These will provide continuous color with very little upkeep.  You can offset your newly landscaped area with a stone or brick border and even add a few garden decorations such as a small fountain, solar lights, and bench.  Finally, add a fresh layer of mulch to your designated landscaped area for an additional $1,749 in resale value. 

Exterior home projects do not need to be overly complex to add to your home’s value.  Freshening our home’s curb appeal requires a bit of extra effort but in the end will yield a large return on investment.
