How Much Does a Large Garden Room Cost?

Building a large garden room costs can vary depending on what finish you desire. My 8x5m garden room currently comes in at about £25,000 for all the building materials (Nov 2024). You may even be able to get this down if you shop around. If you decide to build this yourself, you will be saving an additional £25,000 on labour costs. That’s a 50% saving which makes the price of my plans seem like nothing.

Many people often ask; Is it cheaper to build your own garden room? The simple answer is yes. And you can save about 50% by doing it yourself. My large garden room plans only cost £65, but could save you in excess of £20,000.

How Much Does a Small Garden Room Cost?

My smaller 4x3m garden room will cost you in the region of £15,000. This is based on material costs in 2024/2025. This pricing estimate includes all the timber, footings, insulation, roofing, windows and doors. Additional costs might include any grounds works, electrician costs, hiring a plasterer or applying for planning permission if required. (See below for planning permission and permitted development).

How to Build a Garden Room on a Budget

I’m not just all about the big professional quality garden room builds. I’ve also completed some of my own budget garden room builds which start from as little as £4000. If you’re limited on your budget then you can take a look at some of my other builds for some further inspiration. Please do bear in mind, however, that these budget builds might not last as long as the pro-build quality buildings and won’t provide the same level of thermal insulation. So think about what you can afford and the purpose of the build you want to achieve.

Do I Need Planning Permission for a Large Garden Room?

This garden room has been design to keep within permitted development rights, meaning most of you won’t need to apply for planning permission. This building has keeps within the 2.5m height rule so it ca be built within two meters of a neighbouring boundary. You’ll just need to check the following before proceeding:

  1. No outbuilding on land forward of a wall forming the principal elevation.
  2. Outbuildings and garages to be single storey with maximum eaves height of 2.5 metres and maximum overall height of four metres with a dual pitched roof or three metres for any other roof.
  3. Maximum height of 2.5 metres in the case of a building, enclosure or container within two metres of a boundary of the curtilage of the dwelling house.
  4. No verandas, balconies or raised platforms (a platform must not exceed 0.3 metres in height)
  5. No more than half the area of land around the “original house”* would be covered by additions or other buildings.
  6. In National Parks, the Broads, Areas of Outstanding Natural Beauty and World Heritage Sites the maximum area to be covered by buildings, enclosures, containers and pools more than 20 metres from the house to be limited to 10 square metres.
  7. On designated land* buildings, enclosures, containers and pools at the side of properties will require planning permission.
  8. Within the curtilage of listed buildings any outbuilding will require planning permission.

Can You Sleep in a Garden Room in the UK?

If you are planning on using your garden room as a dwelling, or even just sleeping in it for one night then you will need to ensure it has been signed off for building regulations and has been approved by the planning authorities.

Building regulations are crucial to ensure the safety, comfort, and energy efficiency of your garden room if it’s being used as a sleeping space. These regulations cover essential aspects such as insulation, structural integrity, fire safety, ventilation, and electrical systems. My garden room design offers adequate levels of insulation and can easily be adapted and converted into an annex. You can incorporate a kitchen and small bathroom to make this a suitable dwelling for family members or an AirBnB.
