Garden Room Gym Guide: Sizes, Layout Ideas and Build Tips

Building a garden room gym is one of the most practical home improvements you can make if fitness is part of your daily routine. No commute, no membership fees, no waiting for equipment. Just step outside and train.

I built my own garden room gym a few years back. A 4×3 metre timber-framed build that doubles as a home office. At first glance, that sounds tight. But with some careful planning, I managed to fit in a treadmill, a weights station, foam floor matting, and a sofa, alongside a desk and monitor setup. If you are thinking about doing something similar, here are some layout ideas along with everything I learned throughout my own setup.


Is a Small Garden Room Big Enough for a Gym?

The short answer is yes, but only if you plan the layout before you start building. A 4×3 metre footprint gives you 12 square metres of usable floor space. That is enough for most home gym setups as long as you are not trying to run a CrossFit box.

In my build, I was able to comfortably accommodate:

  • A folding treadmill along one wall
  • A compact weights rack and dumbbell set
  • A large foam mat for floor work and stretching
  • A sofa for recovery or simply sitting between sets
  • A desk and monitor in the opposite corner

The key is zoning. Treat the gym half and the office half as separate areas from day one, and plan your power points, lighting and ventilation around both zones rather than one general layout.

Is a Garden Room Big Enough for a Gym?

The short answer is yes, but only if you plan your layout before you start building. The size you need depends on what equipment you want to fit and how you intend to use the space. To help you decide, I have drawn up four layout plans covering the most common garden room widths.

4x3m (12 sq m) – The size I built. Tight but workable for cardio equipment, free weights and a floor mat. Choose compact or foldable equipment, and you will not feel short of space. Works well as a dual-purpose gym and home office, too.

5x3m (15 sq m) – The sweet spot for most people. Enough room for a treadmill, bench, dumbbell rack and a decent floor area without compromising on any of them. Equipment can have its own dedicated zone rather than doubling up along the walls.

6x3m (18 sq m) – Serious home gym territory. You can run a full cardio and weights setup side by side with room to spare in the centre. A mirror wall becomes practical at this size, and the layout starts to feel like a proper training space.

7x3m (21 sq m) – The largest of the four plans, and it shows. Cable machines, a full barbell setup, a rowing machine, and a bike, all with comfortable clearance between stations. At this footprint, you could also section off space for storage or a small changing area.

If you are undecided, build as large as your plot and budget allow. A room that feels spacious now will still feel spacious when you add equipment later.


Building the Base Stronger Than Standard

A standard garden room base uses support posts at roughly 1.2 metre intervals, which is fine for a light-use room. A gym is a different scenario entirely. A treadmill running at full speed creates constant vibration, and heavy weights add concentrated point loads. A base not engineered for this will eventually move, bounce or develop soft spots.

For a gym build, 8×2″ or 8×3″ floor joists give you a stiffer, more solid floor. My build was restricted to 2.5 metres under permitted development rules, and deeper joists eat into that headroom. So I used 6×2″ joists and tightened the post spacing to 1 metre centres instead of the standard 1.2 metres. Shorter spans mean each joist carries less load between supports, keeping flex to a minimum. It’s a solid alternative when you cannot go deeper with the timber.

Each post was dug to 500mm, with 200mm of compacted hardcore at the base and 300mm of concrete around the post. The ground beneath was properly consolidated before anything went in. It might sound like over-engineering for a small outbuilding, but when you are running on a treadmill metres from a neighbouring fence, you want a floor that does not flex or drum.

Consider a Concrete Base

It is also worth considering a full concrete slab base if your budget allows. A properly laid concrete base is arguably the best foundation for a garden room gym. It is rigid, completely stable, and eliminates any possibility of flex or movement underfoot.

The trade-off is cost and complexity; shuttering, levelling and pouring a slab is more involved than a timber post base, and you will likely want a professional to do it. But for a heavy-use gym with serious equipment, it is the gold standard.

Insulation for a Garden Gym: Heat, Sound and Sweat

Insulation in a garden gym does three jobs, not one. It keeps the space warm in winter, it helps regulate temperature in summer, and it manages sound. All three matter when you are training.

For my build I used 30mm PIR insulation in the walls. PIR gives a strong thermal performance for its thickness, which matters when you are working within the wall depth constraints of a timber frame. In a gym context, keeping the space warm enough to train comfortably without blasting a heater for 20 minutes first makes a real difference to whether you actually use the room in January.

Alongside the PIR, I added 40mm Rockwool between the studs. Rockwool is a mineral wool product that performs well for acoustic damping, it absorbs vibration and reduces sound transmission through walls. The primary targets here were treadmill noise and music. A treadmill running at jogging pace generates a consistent low-frequency vibration that travels through the frame and out through the walls. The Rockwool helps break that up before it reaches the cladding.

If your garden room gym is close to a boundary or neighbouring property, this combination of PIR plus Rockwool is worth the extra cost. It is not a full soundproofing solution, but it meaningfully reduces the amount of noise that escapes and the amount that echoes around inside.


Ventilation: The Most Overlooked Consideration

This is the section most garden gym guides skip entirely, and it is genuinely important.

Exercise generates heat and moisture very quickly. Within ten or fifteen minutes of a cardio session in a sealed, insulated room, you will notice condensation building on cooler surfaces, and without airflow, that moisture has nowhere to go. Over months and years, trapped moisture damages timber framing, feeds mould, and leads to structural problems that are expensive to fix.

Beyond the building fabric, there is a more immediate issue: smell. Sweat odour in an enclosed, well-insulated box accumulates fast. If you share the space with a home office, that becomes a problem.

In my build, I installed two wall vents positioned to create a cross-flow of air, one on the windward-facing wall, one on the opposite side. These are always-open background vents rather than closeable ones, which means there is a constant trickle of fresh air circulating even when the room is not in use.

I also fitted a discreet extractor fan wired to a humidity sensor. When moisture in the air hits a set threshold, the fan runs automatically and clears the air before it becomes a problem. It is the same approach used in bathrooms and is highly effective in small, well-sealed spaces.

Air conditioning was something I considered and ultimately ruled out on budget grounds for the initial build. It would have given me better control over temperature as well as humidity, but the extract fan and wall vents have handled it well as a lower-cost alternative.

If you are building in a warm climate or plan to do very high-intensity training, air conditioning is worth factoring into your budget from the start rather than retrofitting it later.


Windows and Doors: Light, Airflow and Access

A gym that feels like a dark box is a gym you will find excuses not to use. Getting natural light into the space has a real effect on motivation, and large windows also give you secondary ventilation on warmer days.

My priority was to have windows that opened fully rather than tilt-and-turn mechanisms with restricted aperture. In summer, being able to open the room up completely makes a significant difference to comfort during training. I positioned windows on more than one wall to support cross-ventilation alongside the fixed wall vents.

For the door I went with a wide, outward-opening option that gives unobstructed access. If you are bringing a treadmill in, think carefully about door width at the planning stage — a standard 760mm door is tight for larger pieces of equipment and causes more stress than it should on delivery day.

French doors or bifold doors are popular choices for garden room gyms and work well if your budget allows. They open the room up completely in good weather and help with that fresh-air ventilation.


Garden Gym Flooring: What Works and What Doesn’t

Flooring is where a lot of garden gym builds cut corners, and it almost always becomes a problem later.

Standard laminate or click-vinyl flooring is fine for office use, but it is not designed for dropped weights, heavy equipment or repetitive impact from running. It cracks, shifts and can delaminate at the joins under load.

For a garden gym, rubber flooring is the practical choice. Interlocking rubber tiles in the 15mm to 20mm thickness range are the most common option. They absorb impact, protect your subfloor, give grip underfoot and are easy to replace in sections if one area takes heavy wear. They are also easy to clean after a sweaty session.

In my build, I used large foam interlocking mats for the workout zone rather than rubber tiles. partly budget-driven and partly because my setup was relatively light. For a space with a barbell rack or heavy machines, I would go with rubber throughout. For cardio-only or bodyweight training, good-quality foam tiles perform well.

If you are placing a treadmill, consider putting an additional vibration-dampening mat underneath it regardless of what your main flooring is. It reduces the noise and impact that travels into the subfloor.


Power and Lighting for a Garden Gym

A garden room gym needs a properly installed electrical circuit run from the main house. Do not rely on an extension lead from the house as a permanent solution — it is a fire risk and will not cope with the demands of a treadmill, fan and lighting running simultaneously.

The minimum I would recommend for a gym build is a dedicated consumer unit in the room with at least one double socket on each wall, a ceiling light circuit and a switched fused spur for the extractor fan. A treadmill typically draws between 5 and 15 amps depending on speed and load, so you need a circuit rated to handle that comfortably.

Lighting is worth thinking about carefully. A single central bulb creates shadows that make the work awkward. I used a combination of LED strip lighting along the ceiling perimeter and a more focused downlight over the desk area. In a gym zone, bright, even lighting without shadows is the target.

If you plan to wall-mount a screen for workout videos or a TV, factor in a double socket at the right height on that wall at the first fix stage. Retrofitting it later means chasing cables back out of finished walls.


What Equipment Can You Fit in a 4×3 Garden Gym?

Based on my own build and the layout I settled on, a 4×3 metre garden room gym can realistically accommodate:

  • A folding or compact treadmill
  • A set of adjustable dumbbells or a fixed dumbbell rack
  • A pull-up bar (wall-mounted, no footprint)
  • A bench
  • Floor mats for yoga, stretching or bodyweight training
  • A small sofa or seating if the space doubles as a rest or office area

What it will not accommodate comfortably is a large power rack with plates on both sides, a rowing machine and a treadmill simultaneously. For a multi-machine setup you would want to be looking at 5×4 metres as a minimum.

The dual-use angle works well at 4×3 if you keep your equipment list tight and choose items that store flat or fold. My treadmill folds to about 400mm depth against the wall when not in use, which frees up the middle of the room for floor work.


Costs to Factor In

The cost of building a garden room gym varies considerably depending on whether you are buying a kit, hiring a company to install, or self-building. As a self-builder with over 20 years of timber construction experience, the materials route is by far the most cost-effective.

Areas where I recommend spending more rather than cutting back:

  • The base and groundworks – stronger is always better in a gym
  • Insulation – both thermal and acoustic, as covered above
  • Flooring – gym-rated materials from day one saves you replacing it later
  • Electrics – always use a qualified electrician and get the installation certified

Areas where you can be more flexible:

  • Cladding and exterior finish
  • Door and window specification (as long as they open fully)
  • Internal wall finish

FAQs

Do I need planning permission for a garden room gym?
In most cases, no. A garden room under 2.5 metres in height (to the eaves for a mono-pitch or to the ridge for a dual-pitch) built within the boundaries of a domestic property typically falls under permitted development in England. Always check with your local authority if you are close to a boundary or in a conservation area.

How do I stop my garden gym smelling?
Cross-ventilation with wall vents, a humidity-triggered extractor fan, and keeping the door open for a period after training are the three most effective measures. Washing gym kit immediately and using an antibacterial mat cleaner weekly helps too.

Can I put a treadmill in a garden room?
Yes, provided the floor is built to take the load and vibration. Use a vibration dampening mat under the machine, make sure your electrical circuit is rated for the draw, and factor ventilation in from the start.

What is the minimum size for a garden room gym?
A 4×3 metre room is workable for cardio equipment and free weights. For a more comprehensive setup with a rack and multiple machines, 5×4 metres or larger is more practical.

Is a garden room gym worth it?
If you train regularly, almost certainly yes. The cost of building a modest garden gym self-build will typically be recouped within two to three years compared to gym membership fees, and you gain the convenience of a space that is always available and set up exactly the way you want it.
